ImagePink RosesDear Diary:I woke up early on a September Sunday somewhat grumpy for reasons I cannot remember. As I skulked through Carroll Gardens doing my errands for the day, the nice weather lifted my spirits slightly. My last stop was a flower shop for something to bring home to my partner. Later, walking down my block with the bunch of pink roses I had picked out, I heard a man say: “Wow! ¡Qué lindo!”I turned and saw my barber and his buddies working on a car.

In 2018, architect Pierre-Henri Hoppenot, who was born in France but grew up in Pennsylvania and New Jersey, and his wife, tech entrepreneur Daphne Earp Hoppenot, who grew up in Washington, D.C., paid $2.43 million for a house they hated. The couple planned to raise bilingual children, which had led them to Carroll Gardens, Brooklyn, the one-time Italian immigrant neighborhood that now has a large French-speaking population. But there was only one house in Carroll Gardens listed for under $3 million. It had been slapped together in 1941 among a row of older, more substantial buildings. For a long time after they bought it, “When friends came over we would tell them to look for the ugly house and they knew which one immediately,” says Daphne.

After about a year of hunting, she found a co-op apartment in Carroll Gardens that felt right: a third-floor one-bedroom of about 475 square feet, with windows that looked out through treetops. It was about half as large as the rental she was living in at the time, and the cramped bedroom was only eight feet wide, but she could envision ways to make the space work better. In the living room, the middle third of one wall was brick, while the rest was drywall. “I was pretty sure that brick would have extended along the entire party wall,” Ms. Kalita said. “I was able to pick up four inches of extra living space,” she said, noting that she added a simple, plaster-covered mantel as a focal point, although there’s no fireplace.

This article is part of our Design special section about making the environment a creative partner in the design of beautiful homes. For decades the building had been owned by the same extended family, whose members created separate apartments on its four floors of living space. Likewise, badly deteriorated plumbing and electrical systems needed wholesale replacing. On the bright side, it was a generous size at 25 feet wide and had garden areas in the front and back. It was also, atypically, attached on one side only, meaning there were three exposures for maximizing light.
Estate sales are usually complicated, with families and lawyers, but I’ve never experienced anything like this. Basically, the title company wouldn’t clear us to close because they couldn’t find the death certificates of the owners’ deceased grandparents. They had died in the 1960s, and in a very typically Brooklyn-Italian situation, the son had inherited the house. When the son and his wife died, that’s when the children put the house on the market. We had the death certificates of the sellers’ parents, but they weren’t on the title.
He says right now, renters aren't questioning rental fees, and deals are much harder to come by. I'm not exaggerating when I say that I've never seen the rental market as crazy as it is right now. But this year, the rental market has returned stronger than ever and the pent-up demand has been great for property owners, agents, and brokers like myself. Apartment seekers aren't questioning rental fees, and deals on new leases are much harder to come by. My advice for anyone looking to secure their next NYC apartment is be extra preparedUnderstand that the market is highly competitive right now and things are moving at lightning speed.
